			<content:encoded><![CDATA[<p>OK &#8230; so it&#8217;s like 110 today and I was going to go to the pool but I think it may be even too hot for that so I figuerd I would update the blog. The local market looked worse last month - average days on market went up, sold $/sq ft. went down and the number of properties sold went down so not only were fewer properties sold &#8212; they took longer and cost less. The kids are now back in school so we can start to expect the typical home sales slide through about March or so of next year. If you have been thinking about investing in a down market now would be a good time to start getting your ducks in a row.</p>

<p>There is a free calculator on the site so you don&#8217;t have to even signup if it looks like you can&#8217;t save. When you do signup for the $69.00 fee they will evaluate your tax records, pull comps on your house and do all of the paperwork for you. If you don&#8217;t save at least $69.00 they will give your money back.</p>
<p>Can you do this by yourself? Absolutely.<br />
Will they do it better? Most likely.<br />
What if they don&#8217;t? You get your monry back.</p>
<p>I pay to have my oil changed and I pay to have my lawn taken care of. Why? Because they can do it better and faster than I. Why wouldn&#8217;t I do it here as well? These guys are going to save me $$</p>

<p>We&#8217;ll let it ride for a while and see what happens. Remember - the best way to combat low housing prices is to build community and make Anatolia a more desirable place to live. Look at East Sac .. a sought after part of town andir housing prices are just fine.</p>

It is not all doom and gloom however. The market is GREAT for folks that are in a stable condition. If your credit is good and your job is steady (and income verifyable) &#8230; call me. 1st time buyers or anybody interested in investing, now is the time for action. Remember, Folks with big money don&#8217;t make it when the market is HOT &#8230; They make it by investing when everybody wants out&#8230;</p>

			<content:encoded><![CDATA[<p>You have probably been looking at the Anatolia home statistics for a while and wondering to yourself &#8230; what the heck is a &#8220;DOM&#8221;? Below the labels used on the report are defined so that you can better understand how to read the reports. As always, if you have questions please let me know. I&#8217;m more than happy to review any of this information with you.</p>
<p><strong>Active DOM</strong> - This is the average number of Days On Market for active listings.<br />
<strong>Active $/sq. ft.</strong> - Average dollars per square foot of the active listings. Be careful, the $/sq. ft. is not a linear scale. Smaller, single story homes will typically have a slightly higher $/sq. ft. value when compared against larger two-story homes.<br />
<strong>Sold DOM</strong> - This is the average number of Days On Market for sold listings. This is how long it took to sell the properties. This is important !!!<br />
<strong>Sold $/sq. ft.</strong> - Average dollars per square foot of the sold listings.</p>
<p><strong>Active</strong> - Homes that are currently for sale.<br />
<strong>Pending</strong> - Homes that currently have offers on them. Some may be asking for backups but these are pretty much off limits.<br />
<strong>Sold</strong> - Obviously, these homes have been sold. This is a good indicator of how the inventory is moving in the area.<br />
<strong>Expired/Withdrawn</strong> - These are homes that sellers have either taken off of the market or that have had their listing contracts expire. Many times you will see these pop back up on the market.</p>
<p><strong>Total Sales</strong> - This is the total number of homes sold in the 95742 zip code.<br />
<strong>Median Sales Price *</strong> - Sales price where there were an equal number of houses higher and lower (not the average)<br />
<strong>Monthly Listing Inventory</strong> - Number of new homes available in the 95742 zip code.<br />
<strong>Monthly Median Listing Price *</strong> - Listing price where there were an equal number of houses higher and lower.<br />
<strong>Total Listing Inventory</strong> - Total number of homes available in the 95742 zip code.<br />
<strong>Total Listing Median Price *</strong> - Median listing price of all homes currently available in the 95742 zip code.<br />
<em>* median is a statistical concept that describes the number separating the upper half and the lower half of a data set. For example: If you have an odd number elements: A,B,C =&gt; median = B. If you have an even number of elements: A,B,C,D =&gt; median = (B+C)/2</em></p>
